Addison was seeking a master developer for the expansion and completion of Addison Circle for an integrated, mixed-use, transit-oriented development at the new Dallas Area Rapid Transit light rail station.  The property is centrally located along one of DFW most heavily trafficked highways, the Dallas North Tollway, in the affluent northern suburb of Addison.  Development of Addison Circle began in the early 1990's with a community vision for a mixed-use downtown for the north Dallas suburb.  This popular development has received national acclaim as one of the first and best-in-class examples of the New Urbanism movement.

For several years prior to the RFP solicitation, Addison had strategically assembled the property to effectuate a high-density, mixed-use development with access to mass transit.  The property's central location and direct connectivity to multi-modal transportation networks, coupled with Addison's highly educated workforce and affluent households, created significant pent-up demand for most all property types.  The original Addison Circle development provides a stable, walkable, and amenity rich environment that is not easily replicated.  This foundation also includes a 10 acre urban park, Texas' busiest general aviation airport, 70,000 employees, 2.4 million SF of restaurants and retail, 4,100 hotel rooms, and over 16,200 residents all within walking distance to the property.

Addison was seeking ambitious development proposals that captured the pent-up demand, maximized the land's potential, increased mobility, expanded and solidified Addison Circle as DFW's premier regional destination.
