Lincoln Square has been an iconic north Arlington property for nearly 40 years, but despite its premier location and well-known tenants, including Studio Movie Grill, ULTA, Michaels, and PetSmart, the aging property had not seen the innovations or private investment needed to keep it relevant. The lack of investment and growing vacancy at Lincoln Square had not only meant the loss of jobs and retail options for residents but also the loss of an estimated $1 million a year in direct sales and property tax revenue for the City of Arlington. Property values within Lincoln Square had declined 12% from 2015 to 2021 while property values within a quarter mile had increased by 50%.
Securing the capital stack required unprecedented collaboration, creativity, and commitment to realize the vision for the redevelopment of this site. The City of Arlington played a critical role to incentivize Trademark to redevelop Lincoln Square through a public-private partnership that required the developer to invest at least $150 million in Lincoln Square in the next six years while also collaborating with residents and community leaders on redevelopment plans for the property. In exchange for Trademark’s investment, the city is providing two grants totaling $14.23 million to assist Trademark in redeveloping the functionally obsolete hybrid lifestyle power center into a world-class pedestrian-oriented live, work, shop, and play destination with a mix of office, residential, retail, and restaurants which will be a catalyst for further reinvigoration of the neighborhood.
