Dallas Area Rapid Transit ("DART") was seeking a master developer to develop up to 11 acres of property it owns directly adjacent to the nationally renowned Mockingbird Station, one of Texas' first transit-oriented developments. Mockingbird Station is one of DART's busiest light rail stations, which connects to major employment, travel and entertainment hubs such as Dallas' Central Business District, several hospital districts, universities, the Uptown Financial District, American Airlines arena, Dallas Love Field & DFW International Airport, Union Station and outlying Dallas suburbs.    

The property is within a tax increment financing district and was zoned MU-3 which allows for multiple uses including retail, office, multifamily and hotel with some of the most favorable densities available in Dallas.  The maximum allowable height was 270 feet, equivalent to a 22-story tower with a maximum lot coverage of 80%.

Harvest MXD's principals were directly responsible for the solicitation marketing process, aiding DART in evaluating development proposals, and assisting with the selection of the developer.  A 99-year ground lease was negotiated for a multiphase high-density, mixed-use project that achieves DART's stated key objectives.
