The Pate Ranch was owned by a notable Fort Worth family estate represented by Bank of America Wealth Management.  The estate consisted of 13 heirs including 10 individuals and families, and three colleges.  The trust retained the mineral rights and several operating wells on the property needed to maintain access and operations after the property was fully developed.  The property had to be rezoned from its agricultural designation to a master-planned community zoning that allowed for a mix of complementary uses.

The property benefited from the medical district to the north, and the new Chisholm Trail Parkway toll road, that opened up southwest Fort Worth to the greater Fort Worth metro.
